It starts with a meeting.

A discovery meeting to be exact. That’s where we’ll discuss your home purchasing goals, needs vs. wants, and go through what to expect throughout each step of the purchasing process. We share referrals for mortgage lenders and discuss the financing process, and how interest rates affect your purchasing power.

Home Search Profile

Get a comprehensive list of all homes that will fit your needs. We’ll establish your home search criteria and use it to find a place that fits your needs. All home listings are submitted to RMLS by the listing agent before a data feed is sent out to all other home search websites. Automated emails will be sent to you with homes that meet your search criteria within one hour of hitting the market!

Facilitating All Home Showings

Take the hassle of scheduling off of your to do list. We’re also able to contact the listing agent to confirm that the home is still available. If it is, we’ll find out how many showings they’ve had to date, whether or not they’ve received any offers (and if so, how many), and then schedule your personal home showing.

Making an offer

Once we’ve found the home for you, we make the process of acquiring it as simple as possible. In order to finalize the process as easy as possible. That’s why we start by providing home comps and establishing the current value of the home. We present all options to structure your offer with a winning strategy. We’ll help you understand the entire contract, timelines and contingencies. Then, we’ll submit the completed offer package to the listing agent.

Inspection Period (Due Diligence)

Let us refer the best professional home inspectors and recommended due diligence of the property. We’ll even schedule all home inspections and contractor quotes/estimates for needed repairs. We will be present at the property to oversee each one of these appointments and will work directly with the professional contractors to ensure that we’re well versed and educated on each specific repair. If there are repairs needed we will negotiate those with the owners of the house. We’ll also negotiate closing costs and if necessary a new lowered sales price.

Appraisal & Closing 

It’s the last step in the real estate buying process. So while you’re getting ready to pop open the bubbly and celebrate your new real estate purchase, we’ll work with the mortgage lender and title company to order and schedule the appraisal, preliminary title report and loan documents, all the way to final signing!

Customized Analysis

You will receive a customized, value-based Comparative Market Analysis (CMA).

Other real estate agents will just have you upload a few stats + the neighborhood you live in to get you an estimate. Not Ford Properties. The CMA captures every unique quality of your home. We use recently sold comparable homes and apply value based adjustments just as an appraiser does. This process establishes the current property value and our recommended listing price. In other words, we get you the highest possible market value for your home.

Personalized Consulting

Next we perform personalized consulting for your property listing. We will recommend repairs and updates if needed. We also consult on how to stage your home to make a great impression on those looking to buy.

Marketing Campaigns

Our marketing campaigns are bar none. We offer photography and videography including gorgeous professional photos and the highly sought after drone images that show off your property, landscape and neighborhood.

Once your property information and photos are uploaded and listed on RMLS.com it distributes your info to all online home search platforms. Your home will be viewable on Zillow, Redfin, Realtor.com and more!

Digital Marketing

We’ll woo interested buyers anyway we can to get you the best and biggest possible offer on your listing. We wouldn’t be modern Realtors without providing you with a custom property website. Your listing will have it’s own webpage and we will send you a shareable link for you to share with friends, email contacts, on social media, and wherever else you can think of! We then share that website link to our own professional network of Realtors, mortgage lenders, title companies, investors and past clients.

Print Marketing

Getting the word out about your property is the best way to increase offers. We’ll also create trifold home brochures and a home book that will include all the details about your property. Any pertinent information that buyers might have are included on these marketing pieces including nearby schools, taxes, boundary, platt map, local restaurants and resources in the community.

We also make ourselves available for open house and professional listing management. There’s nothing we won’t do to make selling easier on you.

Negotiations

Since this part can be incredibly challenging for clients, we’re pleased to be able to take the pressure of negotiations off your shoulders. From the time you receive your first offer to closing on the sale of your home, we will facilitate and present all negotiation with the buyer’s agent.

Closing

Once we’ve satisfied all contractual contingencies, we will start working with the title company to ensure final loan documents have been prepared and delivered by the mortgage lender. At this time we will schedule your signing appointment and it will only be a matter of time until your big pay day!
